Mzansi Housing Company NPC has been at the forefront of providing quality housing since 2010. Partnering with municipalities and communities, we transform land into thriving living spaces, fostering sustainable urban environments. We are dedicated to not just building houses, but creating homes and communities that enhance lives.
We develop, refurbish, upgrade and manage social housing, GAP housing and Community Residential Units (CRUs) in areas where the demand for affordable, quality accommodation is greatest.
Creating homes. Strengthening communities. Regenerating cities.
We identify opportunities in locations where there is strong demand for quality affordable housing and where supply remains inadequate, particularly areas close to CBDs, Metropolitan areas and their peripheries, and areas experiencing sustained growth in housing demand.
Our focus includes:
Our developments are designed to contribute to economically integrated and sustainable communities, with particular consideration given to women, youth and first-time homeowners.
Access to quality housing is more than having a roof over your head. It is about creating safe, dignified and sustainable communities where people can live, work and build better futures.
Our approach combines responsible property development, sustainable investment, effective property management and meaningful community development, underpinned by a strong commitment to green building and environmental sustainability.
We believe successful housing developments should do more than provide residential units. They should create safe and attractive environments, support local economic activity, provide opportunities for emerging businesses and contribute to the regeneration of the areas in which they are located.
Our developments can incorporate:
Where appropriate, we incorporate features such as solar geysers, solar back-up electricity, rainwater harvesting and energy-efficient LED lighting to improve environmental sustainability and reduce residents' utility costs.
CUSTOMER FOCUS
Our residents and stakeholders are at the centre of what we do. We are focused on customer satisfaction and the efficient delivery of affordable social housing, premised on well-managed relationships with all stakeholders.
INTEGRITY
We believe in open, honest and transparent communication in all our dealings with residents, partners, stakeholders and regulatory institutions.
PROFESSIONALISM
We approach every project and relationship professionally, drawing on the skills, experience and expertise of our leadership and professional teams. We are a people-centric organisation built on effective communication and the resourceful use of human capital.
ACCOUNTABILITY
We are accountable to our residents, stakeholders, SHRA and our strategic partners, including municipalities.
INNOVATION
We approach our work creatively, seeking practical and innovative solutions to the housing challenges facing communities, and we believe in working with what we have at hand regardless of the situation.

We prioritize quality housing that meets the real needs of households.
We create developments in well-connected locations to enhance accessibility.
Our projects are financially sustainable and designed to attract funding.
Mzansi has a social responsibility towards the environment and the communities living within our developments. Energy efficiency, environmental conservation, carbon reduction and careful project planning to eliminate waste are key drivers of our approach to every Social Housing and CRU development.
"It is our responsibility to take care of the environment and to leave it in the same or better condition than when we found it."
Green Initiatives Across the Project Lifecycle:
Why We Focus on Production and Operational Energy Use
Industry data (AECOM Property and Construction Africa Cost Guide 2022/23) shows that a typical building's carbon footprint over its life cycle breaks down as: Production 33%, Construction 8%, Operational Energy Use 42%, and End of Life 11%. Because Production and Operational Energy Use together account for 75% of a building's lifetime carbon impact, our green initiatives place particular emphasis on these two stages — from material sourcing and building design through to how energy is used once residents move in.
